不动产（英语：Real Estate）是一个民法概念。它包括土地及其上之房屋等不可移动、可以有固定地址的建筑物，因此物业也属于不动产。

按香港法例第117章《印花税条例》附表1，买卖香港「不动产」的第1类文档，是要缴付印花税的。
